As a buyer how can I speed up a short sale

    Im around but slammed. This is my first day off in a while. I have been firing what seems like my entire staff I inherited. Hate to do it this time of year but the show must go forward not sit still. Ill try to give u a shout today

    Today is the day! 2pm I will be in. My wife scheduled the carpet and tile cleaning to be done before the end of the week as well as having a plumber come in. The house has low hot water pressure...hope this isnt a major problem.

    As the buyer you have no control at all. Really, only the lender has control. I will say that the realtor representing the short sale is the key to how the deal goes. If the realtor wants to mess with other backup offers and bump your offer it can happen. The buyers realtor could even pocket your offer for a lower one if he/she is really sketchy. If you want to do whatever you can, get cozy with the sellers realtor. That is your only real hope to have any effect on the deal. I know all of this because I short sold my house recently. Took just about 6 months but my realtor pushed hard to make it hapen as quick as possible.

    depends....there is still a signoff loop protocol, lawyer, deed, survey, crapass shit that has to happen...usually if you finance...you either finance, or you don't...that's a small part of it...

    now private people...i think can do it a lot quicker...you just need a lawyer...go to the tax office, sign some papers, go to the bank and transfer funds...

    A cash offer might give you an edge over a competing bidder but it won't make the process any faster.

    The bank is going to get there money no matter what, they dont care if it is cash or check. I learned that the hard way and made an ass of myself in the process (Im good at that) We closed and got the carpets washed last night. We are heading over this morning to do some more cleaning

    Everyone is good so far. We havent moved in, could be a while. Been cleaning the last 2 nights and we just back to the old house. We are having the tile professionally cleaned tom. and have a plumber coming in to take care of some items. We will probably start bringing over stored items this weekend to start.

    I've had a lot of problems with the old crew getting on board with a new regime. These were city employees that had been doing things a certain way for a long time, the customer wants change and those that dont want to move forward need to step aside. Just trying to build a team. If I get settled I would love to hold a small GTG for the Florida Boys

    James , I know that all to well ---Had the same thing happen when I was transrfered to Crescent Oaks CC.... The crew there were really expecting American golf to give the position to the Assistant when they terminated the Super... The Course was a disaster when I was tranferred there. Half of the greens were almost non puttable , Tees were extremely weak as were some of the fairways ..Memebers were really po'ed at AGC. I tried to get along with the Assitant and the crew ( That was a BIG BAD decision ) I should have cleaned house at the beggining. No matter how well I treated or tried to work with some of them, They continued to fight me. One guy , (the Mechanic) went so far as to call the police saying I was shooting Alligators after his multiple attempts with AGC human resources failed. Several of them were snakes in the grass and played buddy with me and boom...it finally came out ...Most of the original crew ended up quiting 1 at a time knowing that they could not get rid of me with lies to AGC's Human resourses, head of Security and corp. head Lawyer..At least the members learned to like me:) My honey moon period never ended ,,Then AGC sold the course and off to a Hilton Head Resort course I went to another disaster of a course ( Worse than Crescent Oaks):mad: But I still like growing Bent grass in Dallas Texas:D

    Makes me wonder why I do this!! I had the same thing. HAVE the same thing. I have brought in our HR Director at 530am twice now to help me terminate someone without choking them. In the end I will get the crew I want, may take a couple years but I'll get it.

    Oh by the way...told the tile and plumber to get out of the house. One wanted 700 and the other 1000 to clean tile and re seat toilets. I'll do it myself thanks
