The wife and I are wanting to have another kid, and want to build a new house to hold us all comfortably! Wanting any advise on building, what to do and what not to do?

Keep it simple and the overhead down, build small ,but plan ahead to add on so it does not look added on. Pay cash for the improvements and do not get a second mortgage to pay for it.
 
Determine whether you can afford to put at least 20% down so that you can avoid PMI insurance. Depending on the amount of your loan, PMI could easily add several hundred dollars to your monthly payment.
 
If you're looking to build something new or add-on to what you have, you can save a ton of cash by acting as your own General Contractor. However, this comes with several issues. You should have a general understanding of how the building process and industry works and how scheduling and interaction with subciontractors should flow. The scheduling piece is most important to avoid costly change orders along with delays. Another issue is that you will have to devote a ton of time into the porject. You will spend many hours planning (filing permits, solicting and approving bids, working with lender, etc.), scheduling, making sure labor and materials arrive when they are supposed to, subcontractors don't get in each others way, etc. Another good piece of advice is to hire a knowledgeable and experienced Architect. Hiring the right person can save $$$ and produce big dividends when construction begins, especially if the plans are well detailed and presented in a logical manner. Good luck with the project.
 
Dude, you're in for a big job. First off, you will need to start off under your budget if you want to stay within it. Building a house will surely result in many issues that will cause additional cost as you go. You will also need to realize that it will take considerably longer than expected. So, to begin with, you will need to know that your budget will change throughout the build and it will take longer than expected. It will become a second full time job for you and it will strain your marriage. Are you sure you want to do this? You're in for a lot more than you think. Now, if you are in the construction industry or have extensive experience with construction then you might be okay. If construction is at all foreign to you, think twice. No matter how difficult you think it might be, multiply that by 100.
 
The easy question is figure out what you want and what you can afford. Then find out if you can build or buy for less, I am not familiar with your real estate area but in Phoenix you can buy for less (foreclosure) than you can build it for. If you decide to build a house take your time find good trades look at their work before they start get every quote in writing (maybe write P.O's as well) You can usually negotiate with every trade for at least 10% if you just ask is that your best price. Do your homework, when building your house. Cost effective is what I am sure we all are looking for. It is a hugh Job like Chris said. Eddie is right CLOSETS. but decide if you can add on or is this going to be a place that you live your life in. Damn another kid, shoot I will give you one of mine, he is Mexican and will work hard for you. lol

Thanks guys, I have some experience with remodling and stuff like that, and built a few barns and shops. But we are definatly gonna try to build this summer cause I usualy have the summer off. We live in town now and want to live on my our farm so that's why we want to build. Thanks again guy. Oh yea my wife has big plans already! I'm starting to get scared!

All Vinyl or brick with vinyl soffits so you don't have to paint every few years. Go with a basement or unfinished bonus area that can be finished off in the future as you need the space. These areas are also great for storage until you need them. Have the areas roughed in for plumbing and electrical. It's cheaper to have it done now than to do it to a finished house. Go with the vinyl windows with the insulated thermal pane glass. They work easier and don't stick like painted windows. We had all our interior walls sound insulated. Helps to keep sounds from other rooms from disturbing guests or vice versa. If your going to be on a well, plan on a water softener/filter system.
 
Well I haven't been on here much lately. A couple of weeks ago I purchased 70 acres. So far I've gotten my dirt work done, and I poured the footer yesterday, so far so good. We are going to start laying the block on Monday, the footer worked my ass off, and I'm an hour and a half from where we live now so I'm gonna take the weekend off to spend some time with the wife and kiddo!:D

Let me give you some kid advice. My wife came to me about four years ago and said "Baby, I want another kid". I said "Sure, we're still young". Well, 9 months later she delivered twin boys!!!! Love 'em to death, but it is work. I even had to give up my 11 sec. '93 Mustang 5.0 coupe supercharged, garage kept with only 40000 miles. But, things are getting better now. Just be prepared for anything, is all I'm saying. Good luck brother.

Don't let your wife talk to my g/f it'll end up costing me an arm and a leg. My g/f has really good taste in vehicles, houses, clothes and etc. I'm actually think she might be my Fiance soon. :D
