Has anyone had chinese drywall removed

We are looking at a house that needs the chinese drywall gutted, basically the whole house gutted new insulation drywall electric you name it. The house is sweet but the job may cost more than I would want to go. Curious if anyone has ever done this, any insight would be appreciated
 
Its a big problem!

Get a dry wall firm to quote the job for you...lots of people have been having trouble with the product, and lots of people have been burned because of the poor quality. You should be happy that it was disclosed to you before you purchased.
 
The property is bank owned, realtor said to bid 120000 even though its listed at 189000 house is 3741 sq ft 5 bed 3.5 bath 3 car garage pool 2 story built in 06 and has 1.5 acres of property....in Florida....thats a big deal in Florida. Other houses in the area that meet that criteria are going for over 500K in todays market. I called a company that does the removal/remodel and they said the work could be over 100K but there is no way to be accurate until the walls come down. Its killing me because it is exactly the house I want but even if I could grab it for 120000 if the work was over 100K I would be screwed and couldnt afford it ????????????
 
You can't live with the drywall...it is nasty stuff...try another firm...with building as slow as it is, you may find a company that just needs to stay afloat until the economy turns...but use a firm that has some experience...getting rid of the old stuff is not easy!

cant see how it could be 100 grand. are you not able to do it yourself?
dumpster $400 might need two
new sheetrock $7,000 for a 5,000 sqft home.

wall coverings.... depends on what you do.

thats wat i was thinks no more than 10k to do the whole thing just wear a gas mask or something :dontknow:

You will need to remove all the wood trim, remove the drywall, remove the wiring and the Air conditioning system. While you are there replace all insulation and check if the home has copper. Chances are it Pex fittings if its new. That work in My estimation ( I sell millions in drywall in FL) in essence you will be buying four walls and a roof. 100k sounds light but if you sign them up have them post a bond. In essence you are replacing drywall, insulation, electrical, A/C, floor covering , most of the trim package. Usually when you rip out a kitchen it doesnt go back as well particularly if it has granite counters. Personally from an investmet point of view , Iwould get 3 quotes for repairs, and dont forget to take into account the diminished value that home will have for years after!! In other words its like buying one of our trucks after its been wrecked, you would do it but it would have to be worth your while, how you measure that is up to you:dontknow:

Because the gas emitted by the drywall eats the electrical, plumbing and A/C. You have to gut the home back to the studs and block.:(

i dont see how corroded water pipe will hurt. and you would just have to replace the evap unit on the A/C. electric would be case by case by what i am reading. figure on worse case, still dont see it costing over 15 if you do it yourself.

X2....... there is no way it could cost 100k

Gutting it would not be a problem.

The problem comes it gettting it all signed off again. U gottah have a contractors liscense. AND probably have to have each step signed off on.

SO

Electrician
HVAC
Framer/drywaller

U might be able to get some of the labor costs down by pitchin in...?

Just depends on how bad it is behind the drywall.

On the west coast Plaster contractors were having problems with imported chinese woven wire rusting before they even put it on. The cheapskates still put it on and plastered over it.....Rust stains showed through.

id find another house. it'd be a lot simpler, it's still a buyers marker. pops bought another condo on the beach that was at 1.6 6 months ago unfurnished for 650 furnished with around 75k worth of antiques.
 
Probably going to have to look into another. I love the house but if I buy it and the repairs exceed 120K I would be screwed...I will post a link to the house if anyone is interested
 
Probably a good decision...a home is susposed to be a pleasure...not a chore...
 
I would go for it and do it myself. At least you could rip it all out then hire some contractors,and save alot of greenies.
 
It is a huge problem down here in FL. The downside is that contractors know people are in a bind. They can't live with it, and don't want to give up the house. There are contractors that are taking advantage of this.
Make some more calls. I don't see it costing 50k.
The rest are right. The house is stripped down to nothing. Then redo electrical, low voltage, water, AC, then the permits, contractors and all just like a new home.
