This may sound goofy... It sure does to me.
I have a 2 bed 2 bath rental Villa in florida? From some reason the temperature in this Villa seems to stay 10 to 15 degrees warmer inside than outside temperatures. I have noticed this in the last 2 years.
Actual temp outside right now is 74 degrees ,, inside temperature is now 84 degrees ( has gone up 1 degree in the last 2 hours. (Heat is off), TV on ,Fridge on , water heater on That's it... 2 fans are going and kitchen, master bedroom and sliding glass door are open for the last 3 hours. over night lows are expected in the high 60's ... it will not get below 80 degrees in house by morning. Any ideas why this place is holding heat the way it is...And others have verified this to be true... So it's not my imagination. Running the A/C can barely get it to 78 at night during the summer months.....

You actually need to get an infrared thermometer. Check the outside temp, the inside temp at the windows, doors, and more importantly the temp as it goes into your AC/Heater intake where the filter is. That temperature should be 12-15 degrees warmer than the temperature coming out of the vents. Check your vents throughout the house. The temp should be the same +/- a degree or two. If you have one that is warmer you could have a duct that is loose and its venting your hard earned cold air. Also your AC may need to be recharged or adjusted. The pressure splits are intended to not only drop the temperatures inside the house, but also to condense whatever moisture in the air, out of it.

You may also want to take a water hose and wash your coils off outside. Thoroughly. if you have plants around them, cut them back. Replace your air filter. HEPA filters are great for keeping your alergies down, but they FUCKIN suck in florida. Just get the ole blue ones you can nearly see through. They will flow enough air to prevent your core from freezing up. If you dont have enough flow for whatever reason, or your pressures have dropped your coil will frost over and not allow air to pass.

I taped strips of thin tissue to all my vents so i can see the air flow. I can also tell that sometimes it isnt blowing like others.

In the past 6 years, ive had the AC guys out 5-6 times a year. Florida sucks. cant wait to get up to DC

The problem your having with the inside temps being warmer than the outside temps, is simple. Insulation that keeps your house warm in the summer, and cool in the winter, if your HVAC system is functioning. If its is not. Your roof and house surfaces absorb heat and radiation from the sun, like a black top parking lot. Even sunlight through the windows heat the surfaces like carpet and floor. That heat gets trapped inside by your outstanding insulation, and later in the day when it cools down and the sun sets, it holds that heat like a thermos.

Shut those blinds, when you run the stove, cut on the exhaust fan, run the ran in the bathrooms, and keep all exterior doors shut, and interior doors open.

Your hvac has to pull the air out of the house, to cool it, then send it back out. If the doors to all bedrooms are closed, and there is not enough cap in the door (IE: exactly the same square inches as the total of vents in the room or more!) it pressurizes the room, and reduces air flow. keeping those bedroom doors open will help cool it down.

Make sure all your vents are open, and directed toward the load. Like a wall, door, or window. Dont direct them to the center of the rooms. You can also look into replacing all incandescent bulbs in the house with flourescent. it will dramatically cool your house.
