Landlord troubles

Well the questions are
If the owner sells, am i entitled to remain at the property until the end of my lease, IE. the new buyer purchases the house knowing they have to wait until next november to move in? Or they give me a 30/60 day eviction notice.

Reason i ask, it would be great if i could go ahead and get my loan and find a house, and give my landlord a vacate notice so im not blindsided. But i dont want to move into a house and have to pay the landlord the # months of rent until it gets sold or re-rented.

sort of same thing just happened to a friend of mine ,,when house is sold the new buyer (at least here in texas) can ask you to move out within 30 to 60 days ,,they have no obligation to honor lease ,,if you want to sue the guy who owned house before sale that is your option but he still had to vacate property ,,

Basically what I went through a couple years ago. I was lucky and the new owner was levity. He was not ready to move in so he let me live out my lease. As long as they have options and u were a good tennent (in the opnion of the last owner) I don't see why he or she would not let u stay its basically found money for them.

rereading your initial post, do you have your 1 year lease in writing?

they can't just kick you out if you're under contract for a year lease unless you are doing something illegal, etc.

regardless of the purchase option, that's YOUR option to purchase, not just anyone... so she can't sell the house out from under you until your lease is up...

that is if it's in writing...

he should double check to see if it says FIRST option ,,then he would have to offer it to you first before anyone else ,,;)
 
but the original year lease would supercede the buy-out option, no?

guess it really matters what's in writing... it's all speculation at this point...

really depends on the states laws ..every state has way different rules when it comes to renting property ,,in my friends case he had option to buy also but because it was not stated he had first option they were able to sell the house then one day he got a notice from new owner he had 60 days to vacate property . when he went to a real estate lawyer he was told there was nothing he could do because here the new owner does not have to honor lease unless he decides to
 
I had rental property in MD. You can PM or email me if you like. I know some of legal grounds in that situation. However, I am not a lawyer.
 
Im pleased to inform, the landlord took the house off the market today, realtor removed the sign and lockbox from the door. I wrote a 5 page email to her friday and after a couple days of her thinking it over and seeking legal advice, she determined she did not want to defend herself in district court litigation or fight an injuctive order i intended to place on her for disturbing my peaceful enjoyment of the property.

Looks like i outwitted the bitty, and i won with my big brains.:rock::rock:

In the meantime i have 10 months to find the perfect home, and negotiate our ass off to get the best deal possible on it. We wont be rushed into making another decision we would regret.

After all the years here, i have learned to have a thicker skin. So no harm no foul. And i see those that bash people for asking misc stuff on the forum. But these are also the people that only post in off topic and whats my truck worth threads.

There is alot less traffic on this forum about trucks, and seeing it has slowed down substantially, alot of people have realized that to keep it alive you have to feed the personal relationships you have made over the years with idle chat. Sometimes the things you want to talk about, arent truck related, and may be a big issue you have in your life.

There is no question....there are smarter people on here that have done dumber things than I, and as a result may be able to offer some advice worth taking. So i say, eff you, to the beyotches, im here to stay.
