Garage floor options..... let's hear 'em!

I'm probably to late but, I use to be the applications specialist at a major paint company.

I have one thing to say...

Once you paint it you will always be painting it!

That said, how old is the floor? If it's less then a year don't paint it.

Most important once you think it's CLEAN, then clean it again and once more just because.

The floor has already been epoxied.... It's coming up due to wet/hot tires. The builder did it after the home served as a model for a year. I believe the house was built in 2005.

Good points....

If it is epoxy, wet or hot tires would not delaminate the paint from the concrete.
Since home was a model I assume no cars were in it so no oil or grease spills.

That leaves.....Moisture or poor surface preparation.
(do a web search for tips, of course I'd recomend the cover the earth guys! )

If you want to repaint, all loose paint has to be removed and all spot chemically cleaned.
And it wouldn't hurt to hit spots and rest of floor with some sandpaper after cleaning.

Don't remember how much but Sears had some garage tiles.

I'd be happy to but the travel cost would be astronomical (cost prohibitive) although I've always wanted to visit there. I'd check your local yellow pages for someone a little closer.:aetsch:

I've done 3 epoxy floors. First one was with UCoat it. Its probably 8-9yrs old now and holding up well. For the 2 others I found a commercial supplier and used their product. Both of those I clear coated. The clear coat was not UV protected and it yellowed slightly from the sun.

I did my Cousin's 3 car with Epoxy but this time found a commercial supplier for the clear coat. The product is used at local Airport and warehouses. Able to withstand fork lifts etc. Its been on for 2 yrs now and still looks great. No damage from UV.

All said and done....my next house will be stained concrete. My previous house was stand concrete inside the house and it was great. Easy to repair and always looked good. I helped a neighbor stain his garage floor and while he went way too dark for me we used the same commercial clear coat I used on my Cousins and frankly its much better than Epoxy as far as looks. Prep is still key but for me it the maintenance and repair that has me sold with staining.

Thanks for the imput.... If I can get a floor POLISHER around here (rent it), then I will polish the floor. If not, I'll epoxy it.

I used the epoxy kit from home depot. Cost was about $60 for my 1 car garage. You gotta prep it good and let it dry out completly. Its been 3 years and holding up perfectly. Job was not difficult at all. Emptying out the garage was the bulk of the work. Prepping and painting on epoxy was nothing.

Well.... Here's the plan.

1. Rent a grinder and grind the floor (remove all the old paint)

2. Check condition of the concrete.

3. Clean with TSP and pressure wash

3. I'm going to stain the floor.... I've found a nice Quikrete Etching Floor Stain (http://www.quikretecoatings.com/etchingStain.jsp ). Going with the "Coffee" color, as it matches their cobblestone driveway the best. You follow it up with another pressure washing after it dries, then with a clear high-gloss epoxy sealer (two coats). Should look like this when it's done:

I'll be sure to take pictures, before and after. But, I think it's going to be a good alternative to polishing the floor. Plus, if the stain doesn't take for some reason, I can always go the UCoatIt Epoxy route.... no harm no foul.
