Housing Bailout???

Denise your plight is the unheard scream of the hard working middle class that simply has no voice. While the government tries to make the rich richer and subsidize the the lowest class, the displaced and the foolish...the middle class is the suffering majority.

We are all getting screwed...it isn't fair, it isn't fun, and the worst part is that there really arn't any options other than to hunker down and await the turn around...if anyone has suggestions we are anxious to hear them.

If it weren't for bad luck Denise and Jerry would have no luck at all.

Denise...is there any chance that the two of you would consider moving to a much lower cost area? I know your son is there, but the cost of living is huge where you are. A move to a small town in Utah or Arizona or New Mexico would open up job opportunities for you, and your side businesses would continue regardless of location...

We have thought about the option of relocating but the unfortunate part is the home we have now is fronting on a very busy main highway that will bring lots of money later on after this passes (if we can hunker it out until the turn happens) - if we sold it now, we would probably get about enough out of it to cover the moving costs to another location, not considering any type of down payment, or considering the fact that neither of us are gainfully employed.

I fear we would end up in a community where we have no connections whatsoever, and would be starting out with no job, no cash on hand to put a down payment on a new place or even have the cash and credit to get into a rental. I'm sure I think small, but having lived in the same house for 24 years and in the same community for 40 years I truly don't have a lot of practical experience on relocating to work with.

We do have access to a 10 acre parcel in a nearby town that is paid for, but there is no water or electricity to the property. We priced a well a couple of years ago and it was around $9,000 to have drilled. We contacted the well drillers a few months back, and the same well had gone up in price to around $27,000 - that is triple what it was.

My sister lives in Southern Utah and my parents live in Nevada, but they indicate they are also being hit hard by the same factors as we are here.

I am hoping we can somehow hang on to our home even if we lose everything else and I ride a bike to my next job, because the property we are on will definitely be worth hanging on to when the market does come back. It is in a very PRIME location within 1/4 mile of main intersections slated for commercial development. That's why we bought it in the first place was looking forward to the future.

Real Estate is cyclical as we all know and it will come back, my hope is that we can keep what we worked so hard for our whole lives.

I know you are the oldest human on this planet and all, (Jerry is running a close 2nd to you, he is 60) but I still feel like we are way to old to start over completely by renting a place and working for minimum wage in a strange town. We are tough and we will make it through better or worse, I am just praying for the better part :rock: :rock: :rock:

Believe it or not, I was offered an opportunity to manage a local hotel in our area. It has been here since the 50's and has around 164 rooms, it is only rated about 2 stars right now from what I could find on the internet and they owner wants to get in and make improvements by starting with new management - however, he offered me $2,750.00 per month ??????????? I know nothing about hotels but it sounds like a lot of responsibility for that kind of pay. He will send me to the training school and move me up in pay and give me bonuses and all, but geeeeeez the starting pay is 1/2 of what I made as an escrow officer. It would look good on my next resume though ;)

I am thinking this over, but am not sure it is my forte .... I would however, leave the lights on for you all :D :D :D :rock:

Anyone with hotel information, please pipe in :D :confused: :D

My family is in the same boat Denise. We are sinking fast as a rock. We invested our lives in the Real Estate market. Now its gone. My equity is going away so fast. I want to get a job, but theres nothing for me. Oh sure I could get a job at a new fast food place, but that won't even start to pay the bills. I'm looking at anything right now to stay a float. Even trying to sell my ranch, cars, boats, motorhome, art, guns and pigeons. I keep telling myself that the market will pick up. Houses have to start selling again sooner or later. I might be homeless in California and have to move to WA. That is last thing I want to do. I guess I can always pitch a tent over at mom and dads place if it comes down to it. This sucks.
 
I went through a Hotel Resturant Management program. In the eighties. Theres just no money in it unless your manage or are the chef. Then it still takes long time to get up to a good income, and the hours are terrible. Anyone want to buy a '99 Trans Am 30th Anniversary coupe collector car with only 105 actual miles?
 
The people on this site know each other pretty well.

I think that if people want to unload some assets that they might find a willing market here...

Possibly even a short term sale with agreements to buy back as some predetermined points for those items that are of significant personal value...

Don't know exactly what I am trying to say other than, this is family...many of us are open to new ideas...
 
If I may make an observation, without offending many.

I see some of the largest concerns and such coming mostly from those living on the west coast - generally viewed by the rest of the nation as a high cost of living area.

I get kind of upset when I see people angered about 3grand a month. You used to make twice that... great. What are you making now? 0.

The absolute truth in all of this is: The economy is changing. The greater willingness we have to adapt, the better off we'll be. If that means making half of what I used to make, I'd do it. I know, because of health issues, I went from over 100,000$ a year in retail to half that in corporate work. I couldn't be happier to have a job.
 
My girlfriends mom is having a hard time with her house too. I feel a lot of it is her fault and not knowing everything I can't be biased on it. But from what I understand she got a variable rate and it is starting to kick her butt. She is self employed so it was tough for her to prove income. The loan officer also told her because of her credit rating (not very much credit history) she could only qualify for a variable rate. Then once she has established some more credit she could apply and get a fixed rate.

But I don't feel sorry for her and neither does the girlfriend. She has been very irresponsible with her finances to get to where she is at. Financialy she was doing ok then some very poor choices on her part is what is hurting her.

For me if I lost my job. I don't care what it would be, I would get any kind of job possible. If I have to flip burgers I would do it. Wouldn't be saying I love my job everyday but it is money that can put food on the table. Plus you can always be looking for a better job.

In my line of work I will face that crossroad one of these days. I know I will try to be prepared as much as possible.
 
As many of you have said, Real Estate is cyclical. If you are or were in the real estate business, it is wise to do something different so you have something to fall back on for those down turns. Even if real estate comes back, it will drop again. I strongly suggest you go out and try something different. If nothing else, you will get some new experience. I have always invested in real estate as a side deal, which has worked out very well for me. I was always afraid to put all my eggs in that basket. Guess I got lucky.

I say take a chance on something new. Maybe try something you are very interested in rather than what will make you the most money. If you do what you love, the money will follow and you will enjoy the work along the way. I have always looked at major career change as an opportunity to reinvent myself and it has always worked out for the best. I don't know, maybe I have just been fortunate or maybe it's all in the attitude you take toward the change. One thing is for sure, a good attitude never hurts.

I hope everything works out for all of you and I am sad to hear that good people are struggling.

I agree with you 100%. I would rather flip burgers than put my family on the street.
 
Housing market is making us lose members... We are losing brothers here that are good people. I hate seeing this happen. Any of us could be next.

Back in 84-85 or so the state of Wyoming had a program to re educate people that lost their job in the oilfield when it took a nose dive. My dad was in the oilfield when I was a kid. I didn't know what was going on. But now I understand how tough it was. If there was a roof over my head and food on the table I was happy.

Any way he became a paralegal and has never went back to the oilfield.
 
Think about all the things effected by real estate:
Banking
Title and Escrow Agencies
Construction
All the products involved in real estate (from dirt to granite to cabinets to dishwashers)
All the equipment and tools used in real estate

The list could go on and on. All of these things are in a down cycle due to real estate. Think of all the jobs effected. Now think of all the income that is not being spent. This one industry (real estate) is massively connected to almost everything.

It is also an industry where there is tons of waste and excess. Realtors get paid way too much for what they do. Construction companies price gouged the hell out of everyone when the market was hot. People got screwed by bad mortgages. A lot of people made a hell of a lot of money. Now the middle class is taking the big hit.

The middle class is going away in the US just like it is in all of the third world countries. The gap between the haves and have nots is widening. Home sales in AZ are up for homes over 1 million dollars while all others are way down. The disappearance of the middle class is the scariest part of the state of our nation. IMHO the middle class is the backbone of our society. If we lose the middle class we will be in a very bad way.

I think we have all had a sinking feeling that bad times are coming. I know I have. We are considered the bully of the world and eventually the bully gets his ass kicked. I think the ass kickin' has begun. I just hope we come out alive. Happy Holidays everybody!

Pretty much the same thing happened to my family. My father worked in construction at that time in early 80's and there was little money that the government was putting into infrastructor.

My father started to rake leaves and other yard work in the spring and my Mom and I would help in the evenings. Back then it was looked down upon by some "higher" class of society. One household actually offered us a credit at their grocery store....

We managed and became stronger from the experience.

I have a close friend that owns several Burger Kings, however the buisiness is so bad that they may close down after 2 generations. Also know the owners of the local Del Taco and Macdonalds and they are holding there breath also.

Bottom line is we will do what we have to, as most folks will, but, it is much worse than than is being portrayed on TV.

Also it is not as costly to live in Cali. as it looks, depends on were you live and if you have been here for a while, now coming here to get started is another thing.

If my home were in LA I would be able to retire in splendor by just selling,
however that is not the case as we live in a mostly rural area 100 miles from the Big City, kinda like Bay Watch, the beaches are not crawling with geogeous women, it is just porfrayed to be that way.:( :D :D
 
Me and Denise are in the exact same boat. I'm either "overqualified" or don't have the degree to get a job. Folks that do hiring are afraid that if you are only earning 1/2 of what you used to that you won't be around for long, or that you won't put the effort into the job.

And just the essentials cost so much out here. Hell, you can figure on $2k a month just to rent a place. Add the $300 or $400 a month for electricity, $100 for water, $4 a gallon gas, food, clothing, and medical, and you are looking at over $3k a month if everything else you have is completely paid off and you spend $0 on entertainment, gifts, or anything else.

But picking up and moving with a family and no solid opportunities does not seem like a viable option either. I will do whatever is necessary to keep a roof over my families heads, but that comes with it's own set of problems.

If it was just me, I wouldn't need shit. Gas for my bike and a couch to crash on would be more than enough. Unfortunately I have others to worry about.

I worked hard to get to where I was at, and it was wiped out in a heartbeat over some petty bullshit. It can happen to anyone.
 
Please don't get the wrong idea of previous post. I know everybody here is doing the best they can with what they have to work with. It just sucks stuff like this happens to good people.

No wrong , just a discussion about ideas:D If we think tank this there wiil most likely be a path found. All imput is a good thing.:rock:
