Roll Up Commercial Door????

Just Moved to Reno NV from Southrn Calfornia
Anyone here work for a Commercial Door Company????

I need a Commercial Rollup Door w a Pass Door ASAP.

If anyone works for a door manufacturer give me a PM.

Need a 10' wide X 12' tall roll up that has a pass door(in/out door in the roll up). Need to order tomorrow.

Prices are through the roof. I need before i can get my subletters Auto Body shop submittals are approved.

Any help is apprciated.

Your probably going to have to go "Overhead Brand Door" or Clopay. Are you talking the type that rolls up into a cylinder or a sectional door? I've seen it done in either but don't recommend it. The manufacturer I buy from doesn't even offer that option. I feel certain it's going to be mega bucks too. Good luck.

Thanks for the info.

Just bought one. I needed to order today to have it rushed delivered by next Friday.

Rollup door with a pass door. Basically they build a door then have the rollup go outside of it. The door opens in and the frame can also open. Leaving the full open garage door space.

Freakin not cheap. Had prices from $3500 - $4700 and timetable of 2 weeks to 8 weeks.

Yeah, I know. They are so cost prohibitive that I don't even sell them. They're big, heavy cumbersome to install. I'm tailoring my business mostly toward residential. We still do a few light commercial size doors in sectional only. No rolling steel. Glad to hear you found what you wanted.
 
At my last job we had 2 roll up doors built..16ft x 10 ft high..out of 316 SS...with electric openers..Had them installed and the first week, someone hit the electric opener with a forklift. We were able to fix it..they were about 14,000.00 each installed..they were also fire rated..3 hr I think..
 
HOLY $##$. $14,000 each.

Must look killer.

Ended up getting resh service(5-7 days), installed for just under $3,100. Doohhhh.

Really didn't need that right now in winter.

Pretty much wiped me out.

Sorry to say i won't be makin the WCGTG in Arizona next week.

That sucks.

I would have said Clopay as well...what kind of work do you do :dontknow: :D
 
Clopay both said they did and didn't. Since I am not a door distributor wouldn't give me a deffinite. Had a local rep call and said no. I called and they said yes.

So went with Overhead Door.

I do the REFLEX spray in bedliners in 1600sq/'. I also have a another 2400 s/' shop attached that has a paint booth. I am on my 3rd Auto Body business subletting. The last two i kicked out for non payment. That hurt. Just gettin over their bills. I at least have a guy that is adding this in to his payment plan for the purchase of the paint booth, compressor and other stuff i bought when I first moved in.

I think Clopay will do a walk through in a sectional door. Don't know about a rolling steel.

I own my own business selling and installing residential doors in a five county area. Maybe more. Anyhow, I cater to custom builders who want a quality product and installation. Our reputation is pretty good in the industry. So much so that I've got a three week waiting list. Even with the housing market the way it is. We stay busy.
 
Hey Shu dog go to the local Home Depot and Clopay sells these doors much cheaper then Overhead....The price they quote will include installation.

Silversrt - I run Millworks at my Home Depot......So if you need anything warranty info ect.......PM me and I will give you my cell number and I would be happy to help you in any way...To bad you live on the right coast, we could do some business together :D

I think what he was looking for is a rolling steel door. It rolls up into a cylinder. HD sell sectional doors. Calling it a roll up door could mean either.

Thanks for the offer Mikey. I've got a 10 year relationship with a local distributor. The brand name is Safeway (mostly East coast). They have comparable door models to Clopay and most of the other name brands. There are some days when they send me the wrong stuff when I'm very tempted to shop around.

One of HD's main competetors (another "L" word) just opened a store here in my town. We still haven't noticed much of a decrease in our sales. The only way I can think of that they hurt us is that they offer credit. We don't. Show me the money.

Hell I could order him a glass commercial roll up door if he wanted it LOL....Clopay sells both and residential :D I sold just over 1/4 of a million of these last year.:D

Just making sure we are both on the same page. There is a sectional door that opens back into the garage and there is a rolling steel door that rolls up into a cylinder. Like these.

FYI- Lowe's sells Wayne Dalton and Amar and both are amungst the worst built doors on the market today....I worked there as well for a few years..Clopay is a good door for commercial but residential garage doors they sell suck balls. For residential use the best door made today is Martin hands down......Lifetime warranty, 24 gage as opposed to 28 and 30 gage steel, highest wind shear rating in the market and the reverse torsion system....Also the safest built door on the planet......:D

I share your thoughts on their residential doors but I wasn't going to insult your product. Safeway has some 26 gauge doors but it's measured at it's thinnest point. Other manufacturers measure nominally which means for the most part, that there could be thinner areas. We also use commercial hardware across the entire door. Not just on the ends. I don't know of any Martin dealers in this area. I'll look them up and do some research.

Nope, didn't mean to insult you. It's just when someone says they want a roll up door. It could mean either sectional or rolling steel. After dealing with as many customers as we have, we make them clarify exactly what they want.

It wouldn't pay to stock them. Too many different variables to have the right size in stock all the time. That's one of those build it as needed items.
