mine was 18 by 40 the roof and screen was 10500.00 with decking and tile i have about 18k in my screened in porch on the back of my house, thats with electrical and a new patio set. turned out great the roof is 4 inch foam with vinyl coated aluminum. framing is vinyl coated aluminum too. i can get the name brand if anyone is interested.

but i also use GBS lumber, tucker materials, builder's first source...semi local lumber yards....
