Back in Florida
Florida crew, I want to come home. I am thinking of selling my home in Florida and NY and move back to Florida and start all over. At first I was thinking of going back to the old house and trying to invest but the few people I have spoken to are leary of putting a large chunk in the market so I was thinking of buying a home outright and starting all over. I have looked so far at homes in North Port and Apollo Beach. What I am hoping to do is buy somewhere where I will get a bargain on the house but also where when the market turns around the house will appreciate.

Any ideas guys

James no matter where you move to in fla.the market is not that good in my opnion you should move back to your house that you all ready have and wait a couple of years till the market improves,we bought our house four years ago and have lost $60,000 in value, but the market will be back just going to take some time.

When I was in Palm Beach last month, I was seeing condo's on the water going for as low as 135k. One Bedroom but on the water. A few years ago, these condos were going for 4-500k. Houses seem to have dropped drastically there as well. If you are looking to relocate back to FLA, you should maybe take a look in an area like that.

Beach front property, you cant lose.

He He
Also I would not have a job so going back to my existing Florida home that I imagine I am upside down on wouldnt work. Looking buy outright then figure out maybe renting current Florida house.

what about that meeting in NEW YORK? just kidding..i hope all works out for you and your family in whatever you decide.

Unless I am correct about climate change!

I own water front property in the Keys...it has stayed relatively stable during the recession, but it is a very limited resource. Ocean front property comes with several drawbacks...salt air is one that few consider, another is storms, and a third is the expense of insurance. Property taxes are another item you should consider. While my place in Marathon is paid for...we pay more annually in taxes than we paid in mortgage payments.

I will probably return to Florida too...but it will be inland on fresh water, so I can fish fresh and go to the keys to fish salt...if you are a boat person...owning a fresh water boat is much less trouble than a salt water boat. I will never again have a single boat for both purposes.

Just my perspectives...

Florida Rocks!

Thank you sir.
I have avoided waterfront for those reasons. I look for a gated community in a growing area with a good school system.

You forgot one thing.

Rising sea levels.:(

Pretty sure thats what he was talkin' about with climate change...I respect Roy for sure but I have no fear in my lifetime of living on the water for that reason

we just bought another condo in pcb where we have one already only this one is on the penthouse level. 6 months ago they were asking 1.8 for it unfurnished. we ended up getting it for 650 full of antiques so now is the time on buy, this one is on the gulf deals are out there. if you are willing to consider the gulf i have friends that have a bunch of condos and houses down there that will let them go for pennies on the dollar.

You are correct...our life time is not of concern for the rising water...but resale in 40 years may be tough if the levels are rising!

But...maybe there will be a solution by then...its a roll of the dice...

School quality is a huge issue in Florida. The schools have come a long way in the past 20 years but they still have a long way to go!
