Want to come back to Florida...Where?

I cant find the builder names you were quoting but I imagine the home I am linking was much more than list...I also am betting I could offer at least 20K under these prices and still have a shot???

Generally, if there is a "K" next to the MLS#, that means it has a contract on it  .... But, even so, they pop back on the market if something the contract doesn't go through.

Autumn Glen is a nice little street. It's lined with palms, and is nice and quiet (a luxury in Brevard Co, due to the proximity of I-95 and US1). It backs up to a preserve, so there will NEVER be anyone building behind you. I live about 2 miles from there. :)

..... Check out MLS#s 550421 and 555274 ;)

Some of these short-sales and foreclosures are better off without a pool anyway.... they are so torn up from not being maintained, they need to be completely rebuilt. :( I went in a GORGEOUS house a few days ago. It was a foreclosure. You could have walked across the pool, the algae was so thick. I was waiting on the Creature from the Black Lagoon to crawl out of it. :( The people that had the house had just put it in 2 years ago and spent over $35k on the pool.

Add yer own pool! You can really get great deals from pool installers now too. They are looking for work. ;) I've been in both of those houses... almost rented the first one, 1 1/2 years ago. It's extremely well built. And the second one is right over by the new High School, Hospital, Stadium (where the Wash Nationals have spring training), and Shopping. No pool in that one, but the house kicks ass and there is plenty of room to put one in. :)

Would you agree that the homes are still going to sell for less than the asking price

Oh yeah... ;) Especially the Short Sales and Bank-Owned homes. But, short sales take FOREVER to close. If you put in an offer on a SS (even if it's a full-boat cash offer), plan on it taking 3-5 months to get an answer from the bank. :argh: But, yeah, I would offer at 80% and go from there. :)

Is the area you are in a flood zone?
I am thinking about insurance...hurricanes hit the east coast more than the west, what kind of insurance costs should I expect...I see taxes about 4K and 500 to 1000 for HOA

NO SHI!
Thats not encouraging as I was hoping to pull this off while my son is out of school and have him start up when Florida starts

Sorry, Bro. And, that's not just Florida... it's anywhere. :(

What about the insurance

Insurance isn't bad over here (relatively speaking for FL). Most places aren't considered a flood plain here in Brevard, unless you are right on the intercoastal. No problems with insurance.

Thanks for the help Jake. I look forward to meeting you whenever I get back down there. Right now I need to focus on getting this house sold and then get my rear in gear

Truth be told... I'd rather live on the left coast of FL. It's way nicer over there (Clearwater, St. Pete, Naples, etc). But, this is a nice area for the Atlantic side.

Good luck in your search!

bought my house in port st lucie, two actually, sold one. the one i still own there i got for 120,000 cost the builder 285,000ish to build actual cost, when and if the market comes back your talking 300k. the deals there are unreal. i would move there, but would never find work.
